About NS Lettings 

NS Lettings is one of Middlesbrough’s fastest growing independent letting agents; operating from Linthorpe Road since 2006, we pride ourselves with the upmost local knowledge and first-hand experience of rentals in Middlesbrough and the surrounding areas.  We manage properties across the whole of Teesside from TS1 to TS23 and have an excellent rating from both our tenants and landlords. 

Our rentals vary from student house shares to long term family residential homes; there really is nothing we can’t do! 

Services

Tenant Find Only: 

NS Lettings offer a fully vetted service for landlords. This includes background checks on tenant’s rental and employment history. We will always go above and beyond for our landlords to ensure they will be getting an appropriate tenant for their property. We have a Landlord Membership with Middlesbrough Council to provide our landlords with information regarding a person’s tenancy history to assist in important decision making. We also have memberships with credit agencies who will carry out a search on a prospective tenant to ensure they have the financial capability to afford monthly rental payments. 

  • Professional photography
  • Provision of ‘To Let’ board outside of the property
  • We will market your property on our website, Rightmove and On The Market and our social media platforms.
  • We offer free accompanied viewings, 7 days a week (Sunday by appointment only)
  • We carry out full background checks on prospective tenants, including but not limited to, credit checks, landlord references, guarantor (where required) and employment references.
  • We draw up tenancy agreements and supply tenants with a copy of the gas and electrical safety certificates, EPC and how to rent guide.
  • We will take meter readings and check in tenants to the property. This is then followed up with a full hand over back to the landlord.
  • We will register the tenant to our My Deposits protection scheme and store this for the duration of the tenancy. The tenant will receive a copy of this certificate for their records.
  • PLEASE NOTE: With this service, tenants are responsible for their own registration to utilities (smart meters) and council tax.

For this service, we have a one off letting fee to be deducted at handover for letting the property / finding the tenant.

Fully Managed Service: 

NS Lettings have a portfolio of hundreds of managed properties on behalf of our landlords. We manage properties for an array of investors and local landlords who are able to sit back, relax and receive their rent each month with no hassle of dealing with tenant and maintenance issues!

  • We will market your property on our website, Rightmove and On The Market and our social media platforms.
  • We offer free accompanied viewings, 7 days a week (Sundays by appointment only)
  • We carry out full background checks on prospective tenants – credit checks, landlord references (where necessary) and employment references.
  • We draw up tenancy agreements
  • All deposits received are held in our registered tenancy deposit scheme until end of tenancy
  • We will register all tenants to relevant utility companies and the council once moved in
  • Initial fee for letting the property/ finding the tenant and then % of the monthly rental income
  • In the event of a new tenant, there is a one off, re-let fee. 
  • We can arrange the provision of: a Gas Safety Certificate, Smoke Alarms and Checks, Carbon Monoxide Monitor and Checks, Electrical Safety Certificates all of which; regulation states, landlords are required to provide.
  • We can offer you an inventory, if required at an additional charge. 
  • We offer a full checkout facility and property inspection at the end of tenancy.
  • Regular property inspections
  • Arrange rental collection and payment of rent to landlord – minus any fees or expenses due for that rental period each month
  • We offer access to our full maintenance team of fully licensed contractors.
  • Maintenance issues are acted on within 24 hours – estimates can be obtained where necessary. Accounts will be settled from next rent received and shown on statements.
  • Rent payments to landlord will be paid via bank transfer and accompanied by emailed monthly rental statements.

Further Services: 

Gas Safety: 

This can be done by our contractor for a flat fee providing it is straight forward and no issues arise. If any issues arise, then there will be further costs. 

Smoke and Carbon Monoxide Alarms: 

This will be done by our Gas contractor above for a small flat fee.

Electrical Certificate: 

This can be done by our contractor at a flat fee providing it is straight forward and no issues arise. If any issues arise, then there will be further costs. 

Inventory: 

We can arrange this for you (price to be confirmed).
