Landlords Section

We offer two services to our landlords, a Fully Managed Service and a Tenant Find Only Service.

With a Fully Managed service, we take all of the hassles and headaches away from the landlord. With this service, we offer the following:

  • We will market your property on both our website,Rightmove and On The Market.
  • Accompanied viewings
  • Carry out full background checks on prospective tenants – credit checks, landlord references (where necessary) and employment references.
  • Draw up tenancy agreements
  • All deposits received are held in our registered tenancy deposit scheme until end of tenancy
  • Register all tenants to utilities and the council once moved in
  • Arrange rental collection and payment of rent to landlord – minus any fees or expense due for that rental period each month
  • Rent payments to landlord will be paid via bank transfer, accompanied by monthly rental statements
  • Maintenance issues are acted on within 24 hours and assigned to our fully licensed contractors – estimates can be obtained where necessary. Accounts will be settled from next rent received and shown on statements.
  • Full checkout and property inspection at the end of tenancy
  • Initial fee of £250 for letting the property / finding the tenant and then 10% of the monthly rental income

With a Tenant Find Only service, we will simply find you a suitable tenant and look after everything right up until they move into the property.  We offer the following:

  • Market your property on our website, Rightmove and On The Market.
  • Accompanied viewings
  • Carry out full background checks – credit checks, landlord references (where necessary) and employment references.
  • Draw up tenancy agreements
  • Check in tenants to the property then provide a full hand over back to the landlord
  • PLEASE NOTE: With this service, tenants are responsible for their own registration to utilities and council tax. Landlords are responsible for all repairs and protecting tenants deposits
  • One off fee of £450 upon tenancy starting to be deducted from handover for letting the property / finding the tenant
